The EPC Process

Stage 1 |
We collate all available data and documentation that you will have available. This would normally include architectural drawings, building control warrants, planning permissions and specifications for building construction and all plant and equipment (heating, ventilation, air conditioning and lighting), together with operating and maintenance manuals. |

Stage 2 |
A site inspection is undertaken to check the accuracy of all the drawings and specifications, including site measurements and verification of all building services. Full access to all areas of the building will be required. |

Stage 3 |
Entails data extraction and analysis. All walls, areas and uses of every part of the building must be seperately identified, with research and investigations completed into the plant and equipment. |

Stage 4 |
The final stage involves the processing and entry of all data accurately into the national software and the production of both the Energy Performance Certificate and the recommendations report. |
EPC Calculations
The EPC is calculated using SBEM (Simplified Building Energy Model) which takes into account all the different characteristics of the building -
- Age, size and orientation of the building
- Materials used in the construction, with details of 'U' values and thermal capacity values
- Details of heating, ventilation, air conditioning and hot water systems and storage
- Specifications of lighting and all aspects of glazing and solar gain control methods
- Usage type of each part of the building - office, IT room, canteen and store all have different energy demands
